Having a pool inspected is a vital part of the home buying process and should always be done to ensure you are making an informed buying decision. In most cases, the pool is the most expensive feature of the home, which means issues can be very costly to repair. Knowing these issues prior to purchasing the home allows for you to negotiate with the seller, just as you would with issues arising after the home inspection.
Many home buyers think their home inspector will inspect the pool. This is rarely the case, as most home inspectors will not inspect pools. Having an inspector who specializes in and who ONLY does pool inspections will ensure you are properly informed about the pool and any issues that may exist.
We perform no other pool services (i.e., pool openings/closings, pool maintenance, service or repairs, pool renovations, etc.), so there is never any conflict with our reporting. Some pool companies will do a pool inspection, but that creates a conflict of interest being that they also provide other pool services. We only do pool inspections, so we will NEVER try to sell you a product or service after the inspection is completed.
Our pool inspections are non-invasive, visual evaluations of the pool environment that include (but are not limited to):
- Pool Equipment: Pumps, Filters, Heaters, Time Clocks, Control Panels
- Pool Interior/Exterior: Plaster Finish, Fiberglass, Liner, Tile, Coping, Decking
- Pool Barrier: Fences, Gates and Locking Mechanisms/Latches
- Misc. Equipment: Ladders, Rails, Drain Covers, Pool Lights, Pool Cleaners
The pool inspection will take approx. 60-90 minutes. We will spend time with you at the property explaining everything that exists, how the pool operates, and answer any questions you may have. After the inspection is completed, we will then provide an in-depth report detailing everything that is present, as well as noting any issues that need to be addressed. We will make recommendations on how to correct any issues and will also estimate their costs.
